    The project consisted of a redevelopment of a former commercial/industrial property to a 309-unit multi-family residential development. ESP provided a Phase I ESA and several Phase II EAs for groundwater and soil gas. ESP assisted the client with obtaining a fast-tracked Brownfields Agreement, performed asbestos surveys for demolition of structures, and performed post-construction/preoccupancy testing for indoor air and surface soil.

    Named 2014’s Master-Planned Community of the Year by the Home Builders Association of Greater Charlotte, Springfield by Crescent Communities was designed to provide residents with picturesque views and natural amenities for 300+ single-family homes integrated into an existing 18-hole Clyde Johnston golf course. Throughout the community, pocket parks and connecting trails preserve open space and provide outdoor activity for residents. The 5-acre amenity center also includes a clubhouse, community gathering spaces, picnic pavilion, tennis courts, playground, recreational pool with water slide, children’s splash pool, and 6-lane pool for swim meets. ESP provided master planning, landscape architecture, civil design, geotechnical, survey, and other services throughout all phases of project development.

    Named 2018’s Community of the Year by the Home Builders Association of Greater Charlotte, Masons Bend by Crescent Communities is a master-planned community of over 650 single-family and multi-family homes located along the shores of the Catawba River on 550 acres. Taking advantage of the site’s unique natural features and focusing on outdoor amenities for active and social families, the community’s design creates a peaceful, small-town atmosphere with a series of beautiful parks, gathering spaces, and river access with a kayak/canoe launch. Featuring stunning river overlooks and honoring the site’s history, a thoughtfully designed system of natural trails winds through a historic rock quarry, following an old railbed and providing connection to the Carolina Thread Trail. Community amenities also include a junior Olympic pool for swim meets, separate children’s splash pool, playground, picnic pavilion, indoor and outdoor fireplaces, and clubhouse. ESP provided master planning, landscape architecture, civil design, geotechnical, survey, and other services throughout all phases of project development. Entrance monumentation design was also provided as part of this project.
